This is an elegant 4 acre beach access estate located at the Tres Palmas Marine Reserve in beautiful Rincon, Puerto Rico. Amazing views, the tropical peace and quiet you so deserve, including the most stunning sunsets in Puerto Rico. Enjoy swimming, surfing, sailing, or just plain relaxation. Staying here will be a luxury and comfort experience. A beautiful custom decorated interior enhanced by original artwork of Rincon's renowned artist Richard Fitzgerald. This Villa has 3 King beds and 3 Queen beds.
It has 6 bedrooms and 5 bathrooms, a private swimming pool, WiFi, Sat. TV, fully equipped kitchen with dishwasher and microwave, washer and dryer.
Each bedroom has A/C, Ceiling Fans, and Queen or King Size beds. For smaller groups, some special offers are available. Two Rolling beds are available to be placed in the Pyramid Cottage and/or The Garden Room -Rm#1.

POOL LIABILITY WAIVER: GUEST RENTING IN PROPERTIES WITH POOL ACKNOWLEDGES THAT THERE IS NO LIFE GUARD ON DUTY. As such, Guest is responsible for Guest's safety and the safety of any guests of Guest. Guest acknowledges that children or handicapped individuals should not be left unattended near or around the pool. Guest acknowledges the inherent risk in swimming or playing around a pool area. Guest hereby assumes all responsibility for Guest's safe use of the pool and pool area.
LIABILITY WAIVER: Join a Join Inc and the Property Owner assume no responsibility for lost, stolen, or damaged items that belong to Guests. This includes loses resulting directly or indirectly from natural events such as floods, storms, hurricanes, or other "Acts of Nature". In incident such as fire, water, loss of power (beyond our control), breakdown of cable or satellite company, internet company or with equipment of machinery, acts of war, strikers, theft, pilferage, epidemics, quarantines, or cancellation of airline travel, or any similar incident; the property agent or property owner shall not be held liable or responsible for any additional expense or losses sustained by the Guests as a result of such incidents or occurrences. This includes, but is not limited to our other services such as transportation, grocery delivery, cleaning services, rental cars, babysitting, etc. We are not responsible of damages made to your vehicle in the parking facilities of each property.
En Caso de tener un evento el mismo puede llevarse a cabo pagando un Fee Adicional lo importante es que este consciente de lo que sigue y que este de acuerdo con el mismo:
Solamente permitirá eventos (con un máximo total de 200 invitados (125 invitados promedio) que no requiera música exageradamente amplificada, música fuerte y escandalosa de ningún tipo (ésto incluye música en vivo que requiera amplificación y percusión (tambores) exagerada).
El itinerario regular para los eventos es de 12 del mediodía a 10pm. Su actividad puede comenzar más temprano (dependiendo de los arreglos que usted haya hecho) pero toda música amplificada debe terminar a las 10pm y se le ofrecerá una ventana de 2 horas para disfrutar de música suave sin amplificar manteniendo el ruido a un mínimo
EL PERSONAL de nuestras facilidades ESTARÁ DISPONIBLE PARA REALIZAR LO SIGUIENTE DURANTE EVENTOS ESPECIALES SOLAMENTE:
-El día del evento, miembros asignados de nuestro personal guiarán a los suplidores y coordinador por las unidades y propiedad alquilada para asegurarse de que todo esté limpio y funcionando. -Se asegurarán de que haya espacio suficiente y personal para acomodar y facilitar el estacionamiento de los huéspedes, suplidores e invitados antes, durante y después de la actividad.
-Después de la actividad, el personal asignado estará disponible para remover la basura acumulada por la actividad en los predios y perímetro de las unidades y terreno donde se celebró la actividad.
EL PERSONAL NO ESTARÁ DISPONIBLE PARA REALIZAR LO SIGUIENTE:
1. Montar o desmontar decoraciones grandes, tarimas, plataformas, mesas, sillas, etc. Todo esto deberá ser removido antes del “check-out.” 2. Recoger todas las decoraciones/equipo remanentes y guardarlos para los suplidores y/o coordinador. Todos los suplidores y coordinadores deberán recoger su equipo a su salida al final de la actividad o antes del “check-out”. 3. Cualquier equipo, decoración u objeto que se deje sin recoger o guardar antes de las 11am del día después de la actividad o al momento del check-out del huésped, será removido y puesto en la basura. 4. Coordinador y suplidores son responsables de traer extensions, escaleras, tijeras, grapadoras, marcadores, etc. y todo lo necesario para montar y correr su evento.
DESEAMOS RECORDARLES: 1. No se permite el uso de confetti, arroz, y/o semillas o decoraciones que utilicen fuego, incluyendo pero no se limita a fuegos artificiales, velas, linternas, etc. 2. Solo se permite decoraciones que no requieran taladrar, clavar, clavar con tachuelas, pegar o flotar en la piscina 3. La música amplificada del evento termina a las 10:00 p.m. AST. 4. Solo se permite música razonablemente amplificada que no sea escandalosa.
REQUISITOS PARA TODO SUPLIDOR/PROVEEDOR DE SERVICIOS PROFESIONALES:
1. Todos los suplidores y proveedores de servicios para el evento deberán recibir una–pre-aprobación de los dueños o la gerencia para satisfacer los siguientes requisitos con documentación que se deberá someter 30 días antes de su actividad.
o Certificado de Seguro Automovilístico efectivo o Certificado de Seguro de Responsabilidad Pública Comercial o General corriente en el cual se
designa a nosotros como asegurado adicional. o Certificado del Departamento de Salud o Patente válida y corriente
2. Los suplidores de comida deben traer su comida preparada o traer su propio equipo de cocina, al igual que todos sus utensilios para servir. No se proveerá ninguna porción de la propiedad o equipo alguno para cocinar, calentar, freir, congelar, enfriar o preparar comida para consumo.
3. El huésped, sus invitados, los suplidores o proveedores de servicios, y su personal tienen que observar las leyes de Puerto Rico en relación a la venta y ofrecimiento de bebidas alcohólicas. El no hacerlo constituirá una violación al contrato de alquiler y está sujeto a cancelación de la actividad y pérdida de todo el dinero pagado.
4. Ningún suplidor o proveedor de servicios es empleado o consultor independiente de nosotros o sus dueños. Dichas personas son entidades comerciales independientes seleccionadas, contratadas y pagadas por el cliente.

The place is breathtaking. We really enjoyed our stay. The property is in excellent condition. The gardens, the rooms, the view, the pool...flawless. We highly recommend the property.

Para comenzar, la comunicación con Join a Join fue excelente y la Host fue muy amable al orientarme sobre algunos detalles de la villa. Nuestra estadía fue ESPECTACULAR. La villa estuvo totalmente limpia y equipada. No fue necesario salir de ese entorno ya que lo tiene todo. Es un excelente lugar para relajarse y pasarla bien. Definitivamente está en nuestros planes regresar.

Excellent stay. I have to say that Sandra was an excellent host. We came in and all the rooms had their air conditioners on, this just made us feel extremely welcomed. Amazing property beach front, great for hanging out in the pool with a bbq and some drinks. The property is a perfect vacation/getaway for a group of 10-12. Fun Fact: Top floor bedroom has a toilet in the balcony. Great little outdoor experience if you know what I mean ;)

The property was great. Extremely clean, comfortable and fully equipped. Kitchen has all utensils, big BBQ in the pool, snorkels, floaters, linens, towels, etc. The backyard is beautiful and the pool pretty big. Beach front, but have to work a little because immediately in front of the house there are rocks. Love our stay and we slept very comfortably. Marcelo de housekeeper was very helpful and attentive at all times.

Numero Hostelero con turismo es #04-25-13-1057 Back in Puerto Rico now for 11 years after living in NYC for 28. Right now I am just enjoying the warm weather, taking care of my pets, doing some animal rescue and taking care of reservations for Tres Palmas Inn and Villas.
