The Landlord has the right to inspect the premises with prior notice as stated with the applicable State laws. Should the Tenant violate any of the terms of this agreement, the rental period shall be terminated immediately in accordance with State law. The Tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenants shall vacate the premises at the expiration time and date of this agreement.
Maintenance and Repairs
The Tenants shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The tenants shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by the next tenants. If any maintenance work has to be done during the stay, the tenant must allow access to the property. The tenant agree that the Landlord shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings.
Pool maintenance is done once a week in the morning. The employee will only enter the house through the main gate, give maintenance to the pool and leave. Maintenance will be notified.
The Tenants shall dispose of all waste material generated during the rental. Garbage drone will be at the front of Casa Almare.
Pets are allowed to stay at Casa Almare. Daily surcharge: $20.
Casa Almare is not responsible if your pet eats foreign objects or food that may affect them. Casa Almare is not responsible if you lost your dog. The tenant is responsible to watch his pet all the day.
The Tenant shall not have the right to sublet the property.
The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour starts at 8:00 PM on weekdays and 10:00 PM on weekends where outdoor noise should be kept to a minimum.
Smoking is not allowed inside the home nor surrounding pool area. Ciggarette butts should be disposed in the trash and should not be thrown on the persists. Tenant is responsible for burned cushions. Security deposit will be held automatically, and the tenant will be responsible for additional charges.
Landlord shall provide the following to the Tenant:
- Paper Towels
- Garbage bags
- Toilet Paper
- Bath towels/ face towels
- Beach towels
- Pet bowls
- Beverage cooler cart
- Fully equipped kitchen with refrigerator, microwave, coffee maker, toaster, blender, cook top.
o cups, mugs, glasses, plastic cups (for pool area), cutlery and dishes, serving trails, BBQ utensils.
- Shampoo, conditioner and body wash
- 8 Bathrobes (security deposit penalty if one is missing)
The Tenants and Tenants' Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired.
Use of Property
Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence or household.
19.Shortened Stays and Conditions
There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.
Only legally owned and permitted firearms shall be allowed on the premises according to State and local laws.
Tenant agrees that Fireworks and other hazardous materials shall not be used in
or around the property.
Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this agreement with no refund of rents or deposits.
Valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. Claims should be made 24 hours after checkout. Unclaimed items will be donated for local charity.
Satellite wireless internet is provided as a convience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.
Security cameras are recording 24/7
Keys and access beeper
Tenant will be provided with one set of keys and a beeper to access the property. Lost keys or beeper shall resolve in the forfeit of security deposit. Tenant should notify to the landlord immediately.
Patio furnishers and umbrella
Patio furnishers and umbrellas should be places on the sand. We encourage you to bring your own beach chairs or hammock to use on the beach.
The property has a POOL - LIABILITY WAIVER: GUEST RENTING IN PROPERTIES WITH POOL ACKNOWLEDGES THAT THERE IS NO LIFE GUARD ON DUTY. As such, Guest is responsible for Guest's safety and the safety of any guests of Guest. Guest acknowledges that children or handicapped individuals should not be left unattended near or around the pool. Guest acknowledges the inherent risk in swimming or playing around a pool area. Guest hereby assumes all responsibility for Guest's safe use of the pool and pool area. The Guest accepts fully all the risks involved.
-No glassware should be used in or around the immediate pool area. If broken glass
falls inside the pool, Guest should notify landlord immediately. For your safety pool will be closed for used. We will charge $500 for pool drainage, cleaning and refill.
The main gate is shared with our neighbors.
No cars are permitted on the grass
Cars must be parked on the pebbled driveway. Additional parking is beyond the main entrance toward the left.
Please consider our wonderful neighbors; do not block their entrance
-RESPECT THE NEIGHBORS AT ALL TIMES. This is a residential neighborhood; parties are not allowed.
-People other than those in the Guest party may not stay overnight in the property.
-All the units are privately owned; the homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
-Keep the property and all furnishings in good order. Only use appliances for their intended uses.
-Before you leave: turn off all light and air conditioners in the property. Upon leaving, you must leave the keys in the lockbox where the keys were when you arrived.
-Take trash out. This includes the trash in the bathrooms. Do not leave any dirty dishes. All towers should be accounted and left in laundry basket.
-Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the house, daily maid service is not included in the rental rate.

-Guest agrees to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by homeowner enforcing this agreement (already included in your payment).
-Guest expressly acknowledges and agrees that this Agreement is for transient occupancy of the Property, and that Guests do not intend to make the property a residence or household.
-We occasionally experience electrical outages that are beyond our control. Casa Almare has a generator that will turn on automatically and supply power to the entire house.
-We occasionally experience water interruption that is beyond our control. Casa Almere has a water cistern of 750 gallons. Be aware of excess water usage when the cistern is on.
-There shall be no refunds of rent because of shortened stays or ruined expectations due to work and family emergencies or other commitments.
-Only legally owned and permitted firearms shall be allowed on the premises according to State and local laws.
-Guest shall do proper use of the BBQ included with the house. This includes managing the barbecue charcoal correctly and disposing correctly carbon debris. Charcoal can’t be deposit in the beach.
-Guest is advised that there is no carbon monoxide detector on the property and accepts the risk involved in not having one.
-Guest shall see to their own security while in the property by locking doors, windows, garage doors, etc. when it’s prudent to do so.
-Swimming Pool: It is the Guest’s responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the pool. Guest agrees to have a responsible adult supervising minors while they swim in the pool. Guest is hereby notified that the pool can be dangerous and Guest accepts fully the risks involved. There are no rails to prevent a fall into the pool.
- Guest agrees not to access the “homeowner’s closet”, even if unlocked, which contains cleaning supplies and chemicals that could be hazardous to children and adults
- REMEMBER our beach is our sanctuary. Keep it clean
If there is a storm or hurricane, no refunds will be given unless:
-The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane
Warning area" and/or A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning"area of residence of a vacationing guest.
-The day that the authorities order a mandatory evacuation order in a "Tropical
Storm/Hurricane Warning," area, we will refund.
-Any unused portion of rent from a guest currently registered
-Any unused portion of rent from a guest that is scheduled to arrive, and wants to
shorten the stay, to come in after the Hurricane Warning is lifted
-Any advance rents collected or deposited for a reservation that is scheduled to
arrive during the "Hurricane Warning" period.
- Christmas season may require a minimum of 4 - 7 nights, please contact the host prior to do your booking request
- If there is a need to change the date of the reservation, you must contact and do it directly with the host and he may do so, depending on his availability, but is not required.
LIABILITY WAIVER: Join a Join Inc and the Property Owner assume no responsibility for lost, stolen, or damaged items that belong to Guests. This includes loses resulting directly or indirectly from natural events such as floods, storms, hurricanes, or other "Acts of Nature". In incident such as fire, water, loss of power (beyond our control), breakdown of cable or satellite company, internet company or with equipment of machinery, acts of war, strikers, theft, pilferage, epidemics, quarantines, or cancellation of airline travel, or any similar incident; the property agent or property owner shall not be held liable or responsible for any additional expense or losses sustained by the Guests as a result of such incidents or occurrences. This includes, but is not limited to our other services such as transportation, grocery delivery, cleaning services, rental cars, babysitting, etc. We are not responsible of damages made to your vehicle in the parking facilities of each property.

We spent 5 blissful days at the property. Everything was exceptionally clean and it had everything we needed for a big group off 9 people. Everybody enjoyed the pool and the beach too. Very safe and quiet. And pet friendly too. Will definitely recommend it to all my friends. Thanks for a wonderful vacation for all my family.
